Lake County property taxpayers receive their tax bill from the Lake County Treasurer in May with due dates in June and September. View your tax bill and check payment status.

The Treasurer sends out tax bills and collects and distributes funds for all Lake County taxing districts, which includes: schools, municipalities, fire protection districts, park districts, library districts, Lake County government, the Forest Preserve District, and other independent governmental entities.

Property Tax Burden 

It may help to think of it like a pie. Taxing bodies, including school districts, villages, the county and many others determine how much they need to collect in taxes (or levy) and that determines the size of the pie. The property assessment determines how the pie is divided to ensure property taxes are fairly distributed.

In Illinois, property taxes are the main source of income for local governmental entities (schools, municipalities, fire districts, library districts, etc.), which means the overall tax burden falls more heavily on residential property owners. Some types of governmental units, such as cities, are less dependent on property taxes than other units, such as school districts, which have no other taxing powers.

The other contributing factor is that Illinois has nearly 7,000 local governmental entities with the power to levy property taxes, more than any other state. Lake County has more than 200 individual entities of local government that levy property taxes. Consolidating the number of governmental entities/taxing districts would result in greater efficiencies and cost savings for taxpayers by reducing the overall property-tax burden. 

Property Tax Relief

You can save money by applying for homestead exemptions. There is a general homestead exemption for all residential owner-occupied properties, and additional exemptions for seniors, veterans and disabled persons. Senior exemptions are applicable to those who are 65 years of age and older. Please review your most recent tax bill or contact your local township assessor to see that you have all of the homestead exemptions for which you are entitled.

Tax Rates

Based on levies set by each local taxing district and property values established by township assessors and the Chief County Assessor’s Office, the County Clerk’s Office calculates property tax rates and applies state statutory limits. 

State law allows taxing districts to adjust their tax rates so their revenues remain stable. Unless taxing bodies reduce spending, property tax bills will not decrease. If you look at your tax bill, every taxing body/governmental entity on that bill is required to hold hearings on their proposed budgets.

Local Budget Hearings

Taxpayers can attend these hearings and provide input. The Lake County Clerk's Office maintains a list of the local Taxing Districts' scheduled public meetings relating to Budgets, Tax Levies and Truth in Taxation. View schedule. The Lake County Board holds its budget hearings in October. 


The assessment process ensures property taxes are fairly distributed. Elected township assessors are primarily responsible for appraising properties and determining a property’s value, which ultimately determines the portion of the total tax burden (or piece of the pie). If you have questions or concerns regarding the assessed value of your property, you should discuss this with your local township assessor. Taxpayers receive their assessment notice in the fall.
